Kuala Lumpur, October 14:
The Asian Tour’s 2015 Qualifying School will be held in Thailand over a three-week run in January.
The Qualifying School, sponsored by the Sports Authority of Thailand, will be held over two stages – the First and Final Stage – where the top-40 finishers and ties will earn playing rights on the region’s premier Tour in 2015.
The First Stage will be held over two sections, with Section A to be staged at the Imperial Lakeview Golf Club in Hua Hin and Singha Park Khon Kaen Golf Club in Khon Kaen from January 7 to 10, 2015.
Section B will be held at the Imperial Lakeview and Springfield Royal Country Club in Hua Hin from January 14 to 17.
The Imperial Lakeview and Springfield Royal will then host the all-important Final Stage from January 21to 24 where players will fight for top-40 finishes.
Players who wish to receive the 2015 Qualifying School Entry Form should write to Q-School2015@asiantour.com. The Entry Form is also downloadable from the home page of www.asiantour.com
Closing date for entries is December 11, 2014.
Players who compete in the 2015 Qualifying School will also be eligible to play on the Asian Development Tour (ADT), which is the pathway to the Asian Tour.
Over the years, the Asian Tour has regularly offered in excess of US$40 million in total prize money while the ADT has also grown into a 21-event Schedule in its fifth season this year.
The Asian Tour recently announced new and exciting tournaments in Dubai, Mauritius and Malaysia which will significantly add to the 2015 Schedule.
The ADT also offers Official World Golf Ranking points, which is regarded as a huge boost for the development of the game in Asia and also for Asian players fighting to qualify for the Olympic Games in 2016.
Asian Tour Chairman Kyi Hla Han said: “This Asian Tour Qualifying School has long proven to be a breeding ground of champions. Our greatest ever golfer, Thongchai Jaidee, is a Qualifying School graduate while other Order of Merit winners such as Kiradech Aphibarnrat and Noh Seung-yul came through the Qualifying School process and have gone on to enjoy stellar careers on the Asian Tour and abroad.
“In recent seasons, other Qualifying School graduates such as David Lipsky, Carlos Pigem, Cameron Smith, Richard T. Lee, Steve Lewton and Paul Peterson have also made the most of their playing rights to enjoy success on the Asian Tour.
“We expect another strong turnout of international and regional players for our 2015 Qualifying School in January as players will be vying for playing opportunities on both the Asian Tour and Asian Development Tour.
“I would like to also express our fullest appreciation to the Sports Authority of Thailand for its continued sponsorship of our Qualifying School, which is no doubt one of our most important events held annually.”
All enquiries and entries for Qualifying School should be sent to Q-School2015@asiantour.com

Many people celebrate Christmas Day on December 25. The day celebrates Jesus Christ’s birth. It is often combined with customs from pre-Christian winter celebrations. Many people erect Christmas trees, decorate their homes, visit family or friends and exchange gifts.
People celebrate Christmas Day in many ways. In the days or even weeks before Christmas Day, many people decorate their homes and gardens with lights, Christmas trees and much more. It is common to organize a special meal, often consisting of turkey and a lot of other festive foods, for family or friends and exchange gifts with them. Children, in particular, often receive a lot of gifts from their parents and other relatives and the mythical figure Santa Claus. This has led to Christmas Day becoming an increasingly commercialized holiday, with a lot of families spending a large part of their income on gifts and food.
Many Sunday schools, churches and communities organize special events. These can include decorating the neighborhood or a shopping mall, putting up a Christmas tree and planning a Nativity display, concert or performance. A lot of plays and songs have a aspect of Christmas as a theme. Some groups arrange meals, shelter or charitable projects for people without a home or with very little money.
The original meaning of Christmas is a special church service, or mass, to celebrate the birth of Christ. The story of the Nativity, or the events surrounding the birth of Jesus, are particularly important in religious celebrations of Christmas. However, many traditions that are around today have their roots in pre-Christian winter festivals. These include the importance of candles and decorations made from evergreen bushes and tree, symbolizing everlasting light and life.
In Roman times, a mid-winter festival was held. This was a relaxing time with a lot of parties and merry making. It was also common to give other people small gifts, such as dolls for children and candles for adults. This festival culminated with the celebration of the winter solstice, which fell on December 25 in the Roman calendar. In Scandinavia, a festival called Yule and lasting up to twelve days was held in late December and early January. In this time people burnt logs and held parties. These customs have influences how Christmas Day is celebrated today in the United States.
The Bible does not give a precise date for the birth of Jesus. It is also unclear when December 25 became associated with the birth of Jesus, although it may have been around two hundred years after his birth. In the early centuries of Christianity, the anniversary of the birth of Jesus was not a cause for celebrations. The idea of turning this day into a celebration started in the early Middle Ages in Europe.
During Reformation and up until the middle of the 1800s, Christmas was often not celebrated because partying and merry making was seen as unchristian. From about 1840, celebrating Christmas became more widespread. December 25 was declared a federal holiday in the United States in 1870. Since then Christmas Day has become a steadily more important holiday.
A wide range of people and objects represent Christmas. These include baby Jesus, the Nativity and the Three Kings, but also Santa Claus, reindeer and elves. Common objects at this time of year are pine trees, holly, decorations, fairy lights, candles and presents. Christmas Day is now truly a mix of religious celebration and commercial interests.

The native peoples of the Americas held ceremonies and festivals to celebrate the completion and bounty of the harvest long before European explorers and settlers arrived in what is now Canada. Early European thanksgivings were held to give thanks for some special fortune. An early example is the ceremony the explorer Martin Frobisher held in 1578 after he had survived the long journey in his quest to find a northern passage from Europe to Asia.
Many thanksgivings were held following noteworthy events during the 18th century. Refugees fleeing the civil war in the United States brought the custom of an annual thanksgiving festival to Canada. From 1879, Thanksgiving Day was held every year but the date varied and there was a special theme each year. The theme was the “Blessings of an abundant harvest” for many years. However, Queen Victoria’s golden and diamond jubilees and King Edward VII’s coronation formed the theme in later years.
From the end of the First World War until 1930, both Armistice Day and Thanksgiving Day were celebrated on the Monday closest to November 11, the anniversary of the official end of hostilities in World War I. In 1931, Armistice Day was renamed Remembrance Day and Thanksgiving Day was moved to a Monday in October. Since 1957, Thanksgiving Day has always been held on the second Monday in October.

Richest Asian Tour and European Tour event in the Kingdom to be staged for three years at Black Mountain
Black Mountain Golf Club in Hua Hin will play host to the inaugural Thailand Classic from February 12-15 next year, where it will become the first event co-sanctioned between The Asian Tour and European Tour to be permanently based in Thailand.
The tournament, which marks the European Tour’s return to Thailand after an eight year absence, will be the richest in the Kingdom, with a prize fund of US$2 million dollars.
Asian Tour Chairman Kyi Hla Han said: “Thailand has been one of our strongest markets over the years and the addition of a new event will cement the nation’s place as one of Asia’s golfing giants.
Co-sanctioned with our partners, The European Tour, the Thailand Classic will no doubt inspire many more world class stars to emerge from the Kingdom. I would also like to welcome MUSE Group on board as our newest tournament promoter and look forward to a successful partnership.
The announcement of another new and exciting tournament on the Asian Tour following recent launches in Dubai, Mauritius and Malaysia certainly augurs well for the growth and development of professional golf, and reinforces the continued support of Corporate Asia towards the game at the highest level in Asia.”
Keith Waters, Chief Operating Officer of the European Tour, said, “We are delighted to be returning to Thailand for the Thailand Classic in February, and Black Mountain Golf Club and Hua Hin are wonderful additions to the International Schedule.
We would like to place on record our thanks to our new tournament promoters Muse Group, who have worked tirelessly to help us secure the Thailand Classic for a minimum of three years.
As always we are delighted to accept the invitation of our long-standing co-sanctioning partners at the Asian Tour to stage another tournament in South-east Asia, and we look forward to working with them and the Professional Golfers Association of Thailand on our return to Thailand for the first time since 2007.”
With European Tour stars having enjoyed success around the world, those who tee it up at Black Mountain in February will be an exciting addition to the field alongside some of Asia’s finest talent, including the best golfers from Thailand.
The event will form part of the European Tour’s International Schedule, with prize money earned to count towards The 2015 Race to Dubai, a year-long competition currently led by World Number One Rory McIlroy.
Black Mountain Golf Club is no stranger to hosting international competition, with three Asian Tour tournaments having already taken place there, and the scenic golf course is set to play host to the next three instalments of the Thailand Classic.
Harald Elisson, Managing Director of Black Mountain, said: “It is an honour to again work with the Asian Tour and we are excited and proud to start a new co-operation with The European Tour, the tournament promoter and sponsors.
“We have the motivation to make this one of the most popular events on both Tours, are committed to presenting the course in great condition, and look forward to welcoming fans, players, sponsors and organisers alike to Black Mountain in February 2015.”
Riduwan Matni, Chief Executive Officer of MUSE Group (Singapore), the promoter of the Thailand Classic, said: “Golf remains one of the top three sports in Thailand, with over five million active golfers in the Kingdom and in excess of 50 billion Baht in spending around the sport.
Television coverage for both local and international golf events is seeing an upswing in Thailand and this is reflective of the popularity of the sport. Thai golfers are enjoying an excellent run in the international scene, and this bodes well for the development of golf among younger demographics. Like all sports, golf too needs local heroes.
In light of this, MUSE is delighted to bring back a co-sanctioned golf event to Thailand after an eight year hiatus and the Kingdom will now join the elite nations that will host an instalment of the prestigious Race to Dubai.
It is our desire, with MUSE’s entertainment DNA, to bring a new golfing experience at the Thailand Classic and make this event the highlight in Thailand’s golfing calendar. I would like to thank both the European and Asian Tours and Black Mountain Golf Club for their strong support in making the this tournament a reality”.
The Thailand Classic, which boasts the highest prize money of any golf tournament in the Kingdom, is being promoted by MUSE Group, who has previously worked with FC Barcelona and Liverpool FC on their 2014 summer football tours in Thailand.

Thailand Property & Real Esate Information.
Under Thailand law, any person can register any type of building in their own name, therefore a foreigner can own a structure (for example a house) built on the land and may register such ownership at the Amphur Land Office. Assurance of possession of land and house is certain by being the owner of the house. If arranged in this manner, then the house will be separate from the land, and will not be a component part under Civil Law.
Ownership of land by foreigners is on the other hand a different story, and is highly limited in the Kingdom of Thailand. It isn’t impossible for a foreigner to own freehold land, provided they abide by strict rules and fall within firm conditions, such as:
• Become a Thai Resident/Citizen
• Bring the money into the Kingdom for investment to the amount as prescribed in the Ministerial Regulation, which shall be not less than Baht forty million.
• Apply for acquisition of land under other laws such as the Promotion of Investment Act, B.E. 2520 (1977), the Industrial Estate Authority of Thailand Act, B.E. 2522 (1979), the Petroleum Act, B.E. 2514 (1971).
• 30 Year lease with options
• Usufruct Interest (Sidhi-kep-kin) – gives you temporary ownership rights to things on or arising from the land.
• Limited Liability Company
In Thailand Land ownership, possession and use of land are under various types of tenure. The followings are examples which are frequently referred.
Title Deeds
Title Deed or Chanodt (Nor Sor 4) is the ultimate certification of land ownership. Holders of the title deed have full rights to transfer or sell the properties.
Title deed must be registered at the Land Department in the province in which the land is located. A parcel of land may be held by several individuals. A person whose name appears on a title deed has the right to that land.
Nor Sor 3 is a governmental letter certifying utilization of a certain land plot by certain people, and that the plot of land has been surveyed and its official map created.
Nor Sor 3 A is similar to the Nor Sor 3 certification. The only difference is the map survey of the land plot which is based on an aerial photograph of the land.
A Title Deed is the only form of evidence that an individual actually owns the property or peace of land he is trying to sell. Title deeds are given only for areas of Thailand which have been surveyed. ‘Chanodt tee din’ are title deeds with land accurately surveyed and GPS plotted in relation to a national survey grid and marked by unique “numbered” marker post set in the ground. If you have a Chanodt tee din title deed, it gives you incontestable possession of the land. It is worth noting only approximately 15% of land is under this title.
When scouting around expect to find many land documents in the form of Nor Sor 3 or Nor Sor 3 Gor which are in the strictest interpretation of the law, certificates of land utilization. They are to all practical purposes equivalent to land title deeds because they allow the land to be sold, leased or mortgaged in the same way as land held under a Chanodt Title. The newer Nor Sor 3 Gor is in general a much more accurately surveyed title as each plot is crossed referenced to a master survey of the area and a corresponding aerial photograph. In conclusion Paradise City Property recommends that any foreigner wanting to buy land should consider only those held under a Chanodt or Nor Sor 3 Gor.
If you are offered any of the three following title deeds please be sure too have a lawyer advise you since they are not clear on size, position and in some cases ownership.
The ‘Sor Bor Kor’ is also a true title deed, accurately surveyed and pegged (like a Chanodt). They can be mortgaged and developed. But the big but is that they cannot be lease, sold or transferred.
Special attention needs to be given to the ‘Sor Kor Nung’, ‘Tor Bor Tor Hoc’ and ‘Tor Bor Tor Ha’. They are squatter’s rights registered at the district office for a small fee. Unlike the Chanodt and the Nor Sam Kor, they cannot be legally sold, nor can you build on the land.
Leasehold
Leases exceeding 3 years are required to be registered with the Land Department. Leases are limited to 30 years. A 30 year lease must be registered with the Land department. Most foreigners who ‘own’ land and houses (as opposed to condos, which can be owned outright) go for a leasehold agreement of typically 30 years, with two prepaid 30-year renewals. The lease will include clauses that automatically allow freehold ownership if the laws of foreign ownership change in future, and the right to sell and/ or transfer the property. This gives you 90 years with strong backup, making it effectively ownership.
Condominium
Buying a condominium is perhaps the simplest and easiest option to own property in Thailand. Living in a condominium is quite comfortable in Thailand and in fact they are as a rule very luxurious. A condominium block in general has its own swimming pool, sauna, fitness centre and restaurant.
Condominium ownership is much more straightforward, you simply buy it in your own name. There is a law that stipulates that in the event that the livable space in a condominium block was to be more than 49% foreign owned you would have to revert back to the leasehold scenario. Once the opportunity in the percentage of foreign ownership becomes available you can have the condo/title transferred into your name
Due Diligence
The above information is in no way meant to deter you from purchasing a property in Thailand much the opposite; it is a statement of fact. If you follow the rules and take due diligence it’s actually quite easy. At Paradise City Property we are here to assist you with your perspective purchase and will be there to help you every step of the way this is part of the personal service you are guaranteed when purchasing a property from Paradise City Property.
Of course buying property in Thailand will brings along legal papers much the same way as anywhere else in the world.
Taxes
The taxes in Thailand are not comparable to the west. But currently Land Tax and Structures Usage Tax are claimed. The Land Tax levied on land is so miniscule that in practice the body charged to collect it, rarely bother to do so, and if they do, they usually wait several years until the amount is accumulated. The Structures Usage Tax relates to buildings and is collected by the municipal office or district office. It is only applied to properties used for commercial purposes.
On all purchase/ sale of property in Thailand there is a stamp Duty of 0.5%, a transfer fee of 0.01%, a business tax of 0.11% levied against and owner who has been in registered possession of the property less than 5 years, and Income Tax. There is no Capital Gains Tax in Thailand, unlike many countries, and Income Tax (usually between 1.0 and 3.0%) on property is the comparable replacement.
The information above is based on the educated opinion of Paradise City Property, we cannot however be held responsible for any losses incurred by using the above information. We would however like to point out that as mentioned before if you use due diligence and professional services your property purchase would be an enjoyable and worthwhile experience.

The courses within 30 minutes drive of Hua Hin are:
[si-contact-form form=’2′]
—————————————————————————————————————————
Designed by Artana Yomchinda, Par 72 (6,785 yards)
Every golfer has favorite layouts and Royal Ratchaburi is one of ours. The course, always in excellent condition, is marked by the contrast in the layout of each 9. Our signature hole is the 16th where there are two fairways with water on both sides. The left fairway is the more direct route to the green which is protected by bunkers and more water. It’s not a long hole but it can pose a problem with club selection.
Mission Hills Golf Club (120 minutes)
Designed by Jack Nicklaus, Par 72 (7,046 yards)
If you like Nicklaus courses, this layout is a must. Rated by The International Tournament Player Club, it has everything – length, water, island greens and those never-ending bunkers. Definitely a challenge for a low handicapper while not too daunting for the majority middle and high handicapper. Because of its location, it is rarely busy midweek.
Dragon Hills Golf & Country Club (120 minutes)

About two hours from Hua Hin or Bangkok, Dragon Hills is well worth the time it takes to drive there. Many rate it is as the best layout in the country and certainly the signature holes from 10 through 12 are scenic and challenging. A feature of Dragon Hills is that one only sees the fairway and/or green that one is playing – great for layout designers but a source of many possible penalty strokes for lost balls and unplayable lies.

When you take on the River and Lake 9’s you may expect to see a lot of water. You will not be disappointed. Lakes and streams criss-cross the fairways meaning that one needs both accuracy and control. If you are playing the Mountain 9, then you will be facing a number of blind shots in addition to the usual problems one faces on hilly courses with stances above and below the ball.
